Best Transaction Coordination Software in 2026

The honest answer is that there is no single best transaction coordination platform — there’s a best one for your team size and transaction volume, and in this guide we’ll name a winner for each. Quick version: TcDocs is the cheapest for teams of 5-10, Paperless Pipeline wins for brokerages with lots of users and modest volume, Open To Close has the deepest automation if you’ll actually use it, AFrame bundles a real CRM, and our own product, TC Track, wins for solo TCs and teams of 1-4.

Full disclosure up front: we build TC Track, so we have a horse in this race. Two things keep this comparison honest. First, every price in this article comes from each vendor’s published pricing page as of August 2026 — no estimates, no “contact sales” guesswork. Second, we tell you plainly where competitors beat us, because a TC who buys the wrong tool for their situation churns anyway. If you want the raw numbers without the commentary, our pricing guide lays out every plan side by side.

The quick verdict

ToolBest forStarting price (Aug 2026)
TC Track (that’s us)Solo TCs and teams of 1-4$29/mo + $19/additional user
TcDocsTeams of 5-10 who want one flat bill$70/mo solo · $85/mo flat for 2-10 users
Open To CloseOps teams that will build serious automation$99-$399/mo + $69/user
AFrameTeams that want a CRM bundled with TC work$54/user/mo (1-5 users), cheaper at scale
Paperless PipelineHigh-headcount, lower-volume brokerages$69/mo for up to 5 transactions, unlimited users

All five include unlimited transactions except Paperless Pipeline, which prices by transaction. All five offer free trials — 14 days for TC Track, TcDocs, and Paperless Pipeline; 30 days for Open To Close and AFrame.

TC Track — best for solo TCs and teams of 1-4

TC Track is our product: transaction coordination software built around checklists that date themselves. You build a template once, enter the contract dates, and every task calculates its own due date — with holiday- and weekend-aware deadlines, date-calculation rules for all 50 states, and task dependencies that cascade-recalculate when a date changes. One template handles buyer-side and seller-side deals. You also get document management with signature tracking, roles and permissions, an audit log, and branded PDF summaries you can send to agents and clients.

Pricing: $29/month for the first user, $19/month per additional user. Unlimited transactions and storage on every account. 1 user is $29, 2 users $48, 3 users $67, 4 users $86. There’s a 14-day free trial, no credit card required.

Where it wins: price and speed at small scale. At 1-3 users, nothing on this list comes close — a solo TC pays $29 against $70 at TcDocs and $99 at Open To Close. And because the product is deliberately narrow, setup is fast; most coordinators have their first self-dating checklist template built inside ten minutes.

Honest limitation: we’re the youngest and narrowest product here. No Zapier, no API, no client portal, no commission tracking, no CRM. Email automation — templates, merge fields, scheduled sends — exists but is in beta. If you need your TC platform to be an everything-platform, one of the next four tools is a better fit.

TcDocs — best flat rate for teams of 5-10

TcDocs is a veteran purpose-built TC platform with a pricing model nobody else matches: one flat monthly rate per team, not per seat. All plans include unlimited transactions, the full feature suite, and live support.

Pricing: $70/month for a solo login. $85/month flat for teams of 2-10 logins. Above that, enterprise tiers: $110/month for 11-15 users, $135 for 16-20, $160 for 21-25. 14-day free trial, no credit card.

Where it wins: if you have 5-10 people, TcDocs is the cheapest option on this list, full stop. Ten users cost $85/month at TcDocs versus $200 on TC Track, $440 on AFrame, and $720+ on Open To Close’s cheapest tier. We’re not going to pretend our per-seat math beats a flat rate at that size, because it doesn’t.

Honest limitation: the flat rate cuts the other way at small scale. A solo TC pays $70/month — more than double TC Track’s $29 — and 2-3 person teams pay $85 against our $48-$67. The break-even is 4 users, where it’s a literal one-dollar difference ($85 vs $86). We break down that crossover user-by-user in TcDocs vs TC Track.

Open To Close — deepest automation, if you’ll actually use it

Open To Close is the power-user’s platform: a workflow engine with custom fields, merge fields, scheduled emails, intake forms, task triggers, free agent and client portals, a VoIP calling system, and — on higher tiers — conditional logic and trigger templates. It ships desktop and mobile apps. For a high-volume TC business that wants to automate every repeatable touchpoint, nothing else here goes as deep.

Pricing: three tiers — Grow $99/month, Pro $199/month, Scale $399/month — each including one user, with every additional user at $69/user/month. Four users on the entry Grow plan run $306/month. Advanced automations, task triggers, and commission templates start at Pro; conditionals and trigger templates require Scale. 30-day free trial.

Where it wins: automation depth. If you run a TC company processing serious volume and you have someone who’ll invest real hours building triggers, conditions, and intake flows, Open To Close can automate more of your pipeline than anything else in this comparison.

Honest limitation: you pay for that depth twice — in dollars and in setup time. $99-$399 plus $69 a seat is the steepest pricing here, and the feature surface takes genuine effort to configure. Plenty of TCs pay for an automation engine and end up using it as an expensive checklist. We go deeper on who should pick which in Open To Close vs TC Track.

The automation trap

The most common story we hear from switchers: they bought the most powerful platform on the demo, spent a weekend on setup, and six months later were using 20% of it. Buy for the workflows you’ll actually build in your first month, not the ones that looked impressive in the sales video.

AFrame — best if you want a CRM in the same tool

AFrame is broader than a pure TC platform: transaction management plus a built-in CRM, dashboards and analytics, task assignment by role, a client portal, ShowingTime and Supra integrations, Zapier, Mailchimp/SendGrid connections, and an open API. If you want your database of past clients and your active files in one system, AFrame is the only tool here that genuinely does both.

Pricing: per-user tiers that get cheaper with headcount — $54/user for users 1-5, $34/user for 6-10, $24/user for 11-15, $14/user for 16+. That works out to $270/month at 5 users, $440 at 10, $560 at 15. Managed agents are free, transactions and storage are unlimited, and it’s month-to-month with a 30-day trial.

Where it wins: breadth. A real CRM, real integrations, real analytics — for a growing TC company that would otherwise buy two or three tools, one AFrame bill can replace the stack.

Honest limitation: small teams pay for breadth they may not use. A solo coordinator pays $54/month — nearly double TC Track’s $29 — and a 4-person team pays $216 against our $86 or TcDocs’ $85. The per-user math only starts working hard once you’re past 10 seats.

Paperless Pipeline — best for many users, modest volume

Paperless Pipeline flips the pricing model: you pay by monthly transaction count, and every plan includes unlimited users. It also includes free setup, free training, and free data import, with no contract. That combination makes it the default answer for brokerages where dozens of agents and admins need logins but monthly closings are modest.

Pricing: $69/month for up to 5 transactions per month, $140 for 10, $190 for 25, $240 for 40 (their most popular tier), $335 for 80, $425 for 150, $540 for 250, $645 for 350, and $715 for unlimited at 450+ (plus $1.65 per extra transaction if you exceed a tier). An optional commission module adds $64/month at the 40-transaction tier. 14-day free trial.

Where it wins: high-headcount, lower-volume operations. A 30-person brokerage closing 25 deals a month pays $190 total — a number no per-seat tool on this list can touch at that headcount. The free import and no contract also make it one of the lowest-risk platforms to try.

Honest limitation: the math inverts as volume climbs. A two-person TC team closing 80 files a month pays $335 — versus $48 flat on TC Track or $85 on TcDocs, both with unlimited transactions. If your volume is high and your headcount is low, per-transaction pricing is the most expensive model here.

How to choose: match the tool to your situation

You’re a solo TC or a team of 2-3. TC Track at $29-$67/month. Nothing else is close on price, and the deadline automation — 50-state date rules, holiday-aware due dates, cascade recalculation — is the part of the job that actually burns solos. If you’re still tracking deals in Excel, start with why spreadsheets break down first.

You’re a team of exactly 4. Coin flip on price: $86 with us, $85 flat at TcDocs. Pick on features and feel, not dollars — take both trials.

You’re a team of 5-10. TcDocs. The flat $85 is unbeatable at that size and we’d be lying if we said otherwise.

You’re a brokerage with lots of users and modest volume. Paperless Pipeline. Unlimited users with per-transaction pricing is built for exactly this shape, and setup, training, and import are free.

You’ll build heavy automation and pay for it. Open To Close, on Pro or Scale. Budget for $199-$399 plus $69 a seat and real configuration time.

You want CRM and transactions in one system. AFrame — the only tool here with a genuine CRM, portal, Zapier, and an open API in the bundle.

Switching is easier than you think

Most TCs stay on the wrong tool because moving feels risky. In practice you run the new platform in parallel on your next two or three new files, keep old deals where they are until they close, and cut over in a couple of weeks. Our migration guide walks through the process platform-by-platform.

Frequently asked questions

What is the best transaction coordination software for a solo TC?

For a solo coordinator the purpose-built options are TC Track at $29/month and TcDocs at $70/month, both with unlimited transactions. We think the deciding factor at one seat is price plus deadline automation, which is why we built TC Track for exactly this user — but TcDocs is a solid veteran choice if its workflow fits you better.

How much does transaction coordination software cost?

Published pricing in August 2026 runs from $29/month (TC Track, one user) up to $399/month plus $69 per user (Open To Close Scale). Mid-market options include TcDocs at $85/month flat for 2-10 users and AFrame at $54/user for small teams. Paperless Pipeline prices by volume instead: $69-$715/month depending on monthly transaction count, users unlimited.

Is TcDocs cheaper than TC Track?

At 1-3 users, no — TC Track runs $29-$67/month against TcDocs’ $70-$85. At 4 users it’s effectively a tie ($86 vs $85). At 5-10 users, yes — TcDocs' flat $85 team rate is the cheapest option available, and it stays cheaper through their enterprise tiers.

What’s the difference between per-user and per-transaction pricing?

Per-user tools (TC Track, TcDocs, AFrame, Open To Close) charge by seat no matter how many deals you run — good for small teams with high volume. Per-transaction pricing (Paperless Pipeline) charges by monthly closings with unlimited users — good for brokerages where many people need access but volume per month is modest.

Whatever you pick, take the trial before you commit — every tool here offers 14 to 30 days free, and two weeks of real files will tell you more than any comparison article, including this one.
